Cole Waterhouse and Taurus Investment’s 290-apartment build-to-rent scheme Eda rises to 29 storeys at its highest point.

Domis Construction has completed Cole Waterhouse’s debut BTR scheme ahead of schedule and interest in the properties has been high.

The lettings team received more than 500 enquiries for the homes in the initial days of marketing, according to Cole Waterhouse.

Simon Gallanders, managing director of Cole Waterhouse Residential, said: “We’ve worked in close partnership with our joint venture partner Taurus and our contractor Domis to achieve this milestone.

“[We have] taken a highly collaborative approach from start to finish, which has had a significant impact on the speed and quality of delivery.”

The scheme’s main contractor also pointed to the collaboration between the project team as the reason behind the early completion of Eda.

Lee McCarren, managing director of Domis Construction, said he is “proud” to have completed the project “well ahead of time”.

“That achievement is down to the dedication and commitment of our superb team working in close collaboration with Cole Waterhouse and Taurus.

“The team developed an incredible bond during the delivery of this prestigious scheme, taking a real partnership approach, with flexibility and trust shown on all sides.”

Eda is the second time Cole Waterhouse and Domis have worked together following the completion of No1 Old Trafford in 2021.

Following the success of their Eda partnership, Cole Waterhouse and Taurus are now working together on a scheme at Upper Trinity Street in Digbeth.

“The delivery of Eda really has been a great example of a best-in-class partnership working together to achieve a superb sustainable project,” stated Nick Jacobs, managing director of Taurus UK.

“We started this programme in Covid and despite the continued economic turbulence and the associated supply and skills issues Domis has completed a remarkable job to achieve such an early handover of the building.”

Designed by Chapman Taylor, Eda is a 250,640 sq ft, two-part residential building comprising one-, two-, and three-bedroom apartments, located close to the Anchorage Metrolink stop.

The scheme features two landscaped terrace gardens on the mezzanine and level 19, plus private terraces for each rooftop penthouse apartment.

At ground level, there is 4,000 sq ft of commercial space pre-let to Co-op Food, as well as extensive areas of internal amenity including a co-working space, residents’ lounges, a cinema room, bookable private dining and entertaining facilities, and a gym.

In terms of sustainability credentials, Eda features high grade insulation for thermal efficiency, energy-efficient appliances, LED lighting
to minimise energy consumption and reduce utility costs for residents, as well as MVHR systems to reduce heating loads.

The Eda delivery includes Jon Matthews Architects as delivery architect, WSP Planning, structural engineers Renaissance, M&E consultants Novo, landscape architects Exterior Architecture, project managers/quantity surveying services by Henry Riley, Project Four Safety Solutions providing CDM and Principal Designer services with legal advice from Ward Hadaway.

Plans submitted to the local council would see an enhanced endoscopy unit constructed at the Royal Albert Edward Infirmary.

Wrightington, Wigan, and Leigh NHS Foundation Trust wants to build a 16,000 sq ft extension at the Wigan Lane site.

Designed by Day Architectural, the scheme would build upon the Royal Albert Infirmary’s courtyard-facing façade to provide endoscopy rooms, recovery areas, a waiting room, and office space.

The hospital’s three existing endoscopy rooms would be relocated to the new unit, which would sit on the ground floor of the four-storey extension.

There is currently no designation for the upper floors of the proposed development, however proposals state that they will be used for the enhancement and expansion of hospital services.

The project team includes Arup, Malcolm Hughes Land Surveyors, Bradshaw Grass & Hope, Graeme Ives, and Sumo Services.

The Liverpool-based build-to-rent developer is bidding to revive hopes of transforming the Great Stone Road site, submitting plans to demolish the vacant store with a view to creating around 200 apartments and a padel complex.

Brickland, through its chief operating officer Darren Leary, is named as the applicant for recently submitted plans to demolish the B&Q store close to Old Trafford Cricket Ground.

Plans for the redevelopment of the site will be submitted separately. However, documents lodged with the demolition application give a flavour of what the scheme could entail.

A feasibility study drawn up by Falconer Chester Hall earlier this year outlines proposals for 204 apartments across three blocks, plus an eight-court padel tennis complex to the rear.

Vibe Padel, a company controlled by Andrew Bell of AJ Bell and his wife Tracey, acquired the site from Accrue Capital last year for just shy of £5m.

Accrue had failed in its own bid to redevelop the 2.5-acre site. Trafford Council refused proposals for a 332-apartment scheme and the company then tasted defeat at appeal.

Brickland’s potential scheme features more than 100 fewer flats than Accrue’s and follows on from the completion of another residential in the borough recently. The developer’s 363-apartment build-to-rent complex Botanica wrapped up in 2021.

That scheme, located close to Cornbrook Metrolink stop, was developed in partnership with global investor Heitman.

To learn more about Brickland and Vibe Padel’s Great Stone Road proposals, search for application reference 111673/DEM/23 on Trafford Council’s planning portal.

Damian Ainsley has joined the Bolton-based funding provider as investment director.

PMJ Capital provides property funding loans for SME developers and entrepreneurs, with facilities from £26,000 to £2m.

Ainsley joins PMJ from his previous position as account manager at Tatton Investment Management, bringing more than 20 years of experience to the role.

Previous positions also include valuation manager at Makeurmove, director of AMG Partnership, and owner of Just Investment Property.

In his new role as investment director at PMJ, Ainsley will be working with advisors to secure private market investment opportunities for prominent individuals.

Ainsley’s appointment brings the team’s total headcount to eight professionals. He will work alongside chairman Mike Wright and managing director David Rainford in the leadership position.

Ainsley said: “This is a wonderful opportunity for private investors and their intermediaries to access an area of property investment that has historically been dominated by banks and institutional investors.

“Most exciting of all, it enables investors to complement their existing investment portfolio by achieving higher than inflation rates of return in a secure, consistent, and repeatable way, forgoing the volatility and uncertainty many have experienced in the stock market in recent years.”

Rainford added: “Traditionally our investment has come from a trusted circle of close contacts but with Damian’s appointment and the expansion of the team we are broadening that through our growing network to include financial advisors, intermediaries, and wealth managers right across the UK.

“Damian brings a significant level of insight and knowledge of the alternative investment market and will enable PMJ to work with more SME developers in providing funding options for residential development.”

Since PMJ was founded in 2014, the company has loaned over £100m to property developers, with a current loan book value of £73m and a further £22m in the pipeline.

Projects funded by the firm include the final phase of the Low Wood scheme in Casterton and 21 Living’s conversion of a former bank in Sale to provide commercial space and apartments.

A 14-acre plot with planning permission for up to 76 homes is to be sold in Pugh’s online property auction on 19 September with a guide price of £1.5m, almost double the price it was bought for.

Known as Blackley Mere, the plot sits off Blackley New Road and was once home to the Bowker Bank industrial estate.

Bounded by the River Irk, the land benefits from extant planning permission from Manchester City Council for up to 76 three- to four-bedroom homes to be built there.

Blackley Developments purchased Blackley Mere for £775,000 in October 2015.

The developer was granted outline permission to deliver 48 properties in 2012, then a further 28 houses in 2014. Reserved matters approval followed for both schemes in 2016.

The site remains undeveloped.

Edward Feather, associate director at property auctioneer Pugh, said: “This is an ideal location to develop family homes.

“The quiet riverside and woodland environment make it a really attractive setting for new houses that is only half a mile from the nearest Metrolink stop at Bowker Vale and just four miles from Manchester city centre”, he continued.

“It’s a fantastic investment opportunity and, not surprisingly, we’ve already seen considerable interest from potential buyers.”

Bidding commences on 19 September and closes on 20 September.

Also rubber-stamped at last night’s big planning committee meeting were Hive Homes’ redevelopment of the former Riverside High School site and Morris Homes’ plans to build 41 homes off Springside Road.

Bury Council approved the residential schemes along with its own £20m flexi-hall. The decisions were made in line with officer recommendations.

Flexi-hall

Application number: 69580

Bury Council’s 23,400 sq ft multi-use facility will be built off Angouleme Way and accompany the redevelopment of the town’s market.

The JH Architects-designed scheme will deliver a three-storey building, which could be used for a variety of activities, from holding conferences to hosting festivals or parties.

Plans for the ground floor include a café bar, as well as a multifunctional events space that can support market stalls, pop-up trading, live performances, and community events.

Upstairs, the first floor will provide six meeting rooms, which could also be used for exhibitions, community groups, and educational events.

The authority will also carry out improvements to the existing Bury Market in the form of a new canopy, maintenance repairs, and an enhanced environmental performance through recycling infrastructure, energy efficiency improvements, and the decarbonisation of existing structures.

There will be six accessible car parking spaces provided.

The three-acre site is currently occupied by 13,900 sq ft of retail space and 4,600 sq ft of offices within the buildings at 1 Murray Road, 47-51 Market Street, and 2-10 Princess Parade.

These buildings will be demolished to make way for the flexi-hall. The offices will be relocated within the new flexi-hall, while the shops will be moved into the Mill Gate Shopping Centre.

Bury Council was awarded a £20m grant in January from the government’s Levelling Up Fund to bring forward the flexi-hall.

Plans form part of a wider masterplan for the regeneration of the town centre, which also includes the £81m redevelopment of the Bury Interchange and the transformation of Mill Gate Shopping Centre to provide homes.

Vinci Construction has been appointed to build the flexi-hall.

The project team also includes AJP, Crookes Walker Consulting, Sharps Redmore, and Ameon. Gillespies is the landscape architect. WSP is the highways engineer.

Former Riverside High School

Application number: 69233

Hive Homes can now get to work on delivering 90 houses on the six-acre plot off School Street.

Designed by MCK Associates, the scheme will provide 78 three- and 12 four-bedroom homes, 22 of which would be affordable.

Each house will have two off-street parking spaces.

The brownfield site is part of the former Riverside High School grounds, partly occupied by special education facility Millwood School.

Also accessed off Abden Street, the land is now vacant following the school’s closure and subsequent demolition in 2015.

Bury Council’s cabinet then signed off the plot to Hive Homes in October 2021 and the LK Group remediated the site ready for construction in the same year.

Approval for the redevelopment of the former Radcliffe school comes as the council launches a consultation on its proposals to build a new school on the site of the town’s current leisure centre.

Hive Land & Planning is the planning consultant for the residential scheme. The project team also includes Eddisons, Edge Consulting Engineers, Bowland Tree Consultancy, PDA Acoustic Consultants, and LK Group.

Springside Road

Application number: 68055

Morris Homes will build 41 houses on the four-acre greenfield site in Walmersley.

Astle Planning & Design is behind the scheme, which will deliver a range of detached, semi-detached, and terraced properties.

Proposals feature 10 two-, 13 three-, and 18 four-bedroom homes, including 10 affordable houses.

There will be two access points into the development, one from Springside Road and another from Burnley Road.

Iceni Projects is the scheme’s planning consultant. Also on the project team are Barnes Walker, Harttron, United Environmental Services, Pell Frischmann, and E3P.

Manchester City Council has approved the planning application for the replacement fire station on Rochdale Road, part of Greater Manchester Combined Authority’s broader £38m revamp of first responder facilities.

Under the signed-off plans, the current Blackley Fire Station will be demolished and replaced with a modern two-storey structure.

This new building has been designed to be environmentally friendly, with sustainable heating and lighting systems installed. Harley Haddow is assisting with the energy efficiency designs.

In addition to a 9,700 sq ft new fire station, the project includes a training yard, training tower, wash area, and parking for 11 vehicles. Of those 11 car parking spaces, one will be a designated disabled bay and four will have electric vehicle charging capability.

Architect Bradshaw Gass & Hope designed the approved plans for GMCA. LK Group and Pennine Ecological are also on the project team. ISG is the main contractor.

In addition to Blackley, GMCA is looking to rebuild the Whitefield, Heywood, King Street, and Whitehill fire stations.

The post Oldham forges ahead with £24m replacement Coliseum appeared first on Place North West.

Plans for a theatre at the heart of the town’s emerging cultural quarter have been submitted after the original venue was forced to shut down when funding dried up.

The former Oldham Coliseum closed down earlier this year despite a spirited campaign to save it. In the background, Oldham Council was already working up plans for a £24m replacement venue, plans for which have now been lodged.

Proposals include a main auditorium seating more than 300 people, a 120-seat studio theatre, an education suite, and all-day café bar areas, which can also be used as additional performance spaces.

Open from morning into the evening, it is hoped the new Coliseum would also provide a boost to Oldham’s night-time economy.

The theatre, designed by Feilden Clegg Bradley Studios, would be constructed on Greaves Street in Oldham town centre, close to the Old Library and Gallery Oldham, on the site of the former post office, museum, and Friends’ Meeting House.

Oldham Council has pencilled in a 2026 completion date for the project, which is being led by Oldham Coliseum Theatre Limited, the company that operates the venue.

Cllr Arooj Shah, Leader of Oldham Council, said the project is one of her “top priorities”.

“I know how important it is to the people who live here and visit the town,” she said.

“We are absolutely committed to working with cultural organisations across Oldham, including the new Coliseum board, for the good of producing theatre in the borough. Oldham has such a fantastic heritage of theatre and production spanning back decades, so it’s important we continue this for future generations.”

Shah added that the replacement venue will offer much more than just plays and performances.

“It will be a place that encourages people to come together with friends and family to get creative, socialise with one another and celebrate the arts,” she said.

“I personally can’t wait to see our new theatre throw open its doors.”

The planning submission for the Coliseum follows news that Oldham Council was successful in its proposal to Arts Council England to secure funding to deliver a cultural programme of events in the town over the next three years.

Oldham Coliseum Theatre will receive £450,000 from this funding to specifically produce, commission, create, deliver, and develop a new business model.

Oldham Council also recently announced plans for a new public space and performance square within Oldham’s Cultural Quarter.

Located in the centre of the proposed new theatre, the library and the Old Library, the space will be able to hold an outdoor stage and will also be adaptable to suit activities such as outdoor arts classes and theatre performances.

Duncan Craig, chair of trustees at Oldham Coliseum Theatre, said: “This is yet another exciting step forward in a journey that I feel now we’re all making together – that’s the council, the Coliseum and both Oldhamers and Greater Manchester theatre-goers.

“Our organisation’s commitment to producing and programming theatre is as alive as ever and the fact that we’re at the stage of submitting the plans for our new home really helps us begin to imagine the opening nights of future performances.”
